Check Up Service For Homeowners

Protecting your Investment and Peace of Mind

Knowledge and Empowerment

As a homeowner, the care and maintenance of your property is vital to preserving and maintaining its value. One step in this process is having your house professionally inspected. Home inspections continue to be a critical tool for ongoing home maintenance and safety checkups. The best part of this inspection is providing homeowners knowledge they may not have about their home. Jeff and I both became Oregon State certified home inspectors in the early 2000’s.

Inspecting Your Main systems & Protecting Your Investment

Identifying Defects Early and Preserving Property Value

Professional inspectors are trained to spot issues, which might be invisible to the untrained eye. Detecting problems early, such as cracks in the foundation, defects in your plumbing, electric, and other components of a home may prevent expensive repairs in the future and preserve the long-term value of your home. Subtle problems can develop into significant repairs if left unchecked. A thorough inspection uncovers these issues, preventing future costs and complications. When was the last time someone inspected your lower crawlspace below your home? So many items go unchecked for too long.

Roofing, Electrical, Plumbing, HVAC Systems, Attics, Basements, Crawlspaces

Our typical home checkup process includes one of our State Certified inspectors to inspect most major systems and components of your home as noted above, with some exceptions as high roofs or areas the inspector may have safety concerns entering. As the inspector goes through all of his checks he will be taking pictures of each system and component he inspects to later generate your report. The inspector will email the report to the homeowner the same day as the inspection. Water intrusion can lead to wood rot and damage to your home, especially in crawlspaces where few people go. Electrical concerns are by far one of the biggest areas of concern when we are performing our home inspections.

Pest, Rodent and Small Animal Infestations

Wood Destroying Organisms and Pests: Termites, Wood Boring Beetles, Carpenter Ants, Rodents, and other pests can silently wreak havoc on your home’s structure and comfort. Inspectors look for evidence of infestations, damage, and entry points. Addressing pest problems early can prevent significant destruction and maintain the home’s integrity. When small animals such as rodents enter a crawlspace they can be very destructive, including creating an unhealthy air that enters your home. The repairs can turn out to be very expensive including many times having to replace insulation, heat ducts and vapor retarders.

Keeping Contractors Honest

Unfortunate you can't always trust what a contractor or salesman is trying to sell or provide to a homeowner. Do you really need a new roof, Furnace, or air conditioner? Did the contractor really do what he was supposed to in that deep dark crawlspace. We will give you a fair evaluation of your major systems and components and not sell you anything but information and knowledge.

Roles of a Home Inspector

The State Certified Home Inspector is NOT a code enforcement inspector. Our role is to inspect all systems and components of a home for general condition, similar to having your own health checked by your doctor. Hopefully everything is, and there are just maintenance things to do. If there is something not looking so good, we hopefully have caught is sooner than later. We can modify your inspection do go through as much of the home as your request. Maybe you would just like to have the crawlspace inspected.

Here is an example of what a crawlspace only inspection. Items inspected: Foundation, ventilation below the home including checking all foundation screens where most animals enter and create problems. How do the water pipes look under the home, what is the product, any leaking, and are they insulated? Is there insulation under your home? Is it at the sub flooring, or at foundation walls only. What condition is it in? Are there any Heating ducts disconnected, are they insulated? Any signs of water damage or wood rot, any pest or small animal evidence in the crawlspace, has there been signs of heavy past or current water entry.
